When do I need to appoint a Party Wall Surveyor?

You should consider appointing a Party Wall Surveyor when planning construction work that falls under the Party Wall etc. Act 1996. This includes:

Building on or adjacent to a boundary: Erecting a new wall on the line of junction between properties.

Work on an existing party wall: Such as cutting into, raising, or underpinning the wall.
Excavation near neighbouring structures: Digging within 3 to 6 meters of a neighbouring building, depending on the depth.

Initially, you must serve a formal notice to adjoining owners detailing the planned work. If they consent, no surveyor is needed. However, if they dissent or don’t respond within 14 days, both parties must appoint a Party Wall Surveyor to agree on a Party Wall Award, ensuring the rights and protections of all involved.
